PROPOSED REMOVAL OF RESTRITIONS, CONSENT USE & DEPARTURES:
ERF 1451, GOUSBLOM CRESCENT, KLEINKRANTZ, WILDERNESS, GEORGE MUNICIPALITY & DIVISION

 Notice is hereby given in terms of Section 45 of the George Municipality’s By-Law on Municipal Land Use Planning (2015) that the undermentioned application has been received on Erf 1451 Wilderness by the George Municipality, Directorate: Planning & Development.

Any comments and / or objections with full reasons therefore and how their interest are affected, should be lodged in writing via e-mail to the responsible Administrative Officer (Marina Welman, mhwelman@george.gov.za) or, if no e-mail facility is available, via SMS to the cell phone number of the said Official (only provided on request) and / or to the applicant, in terms of Section 50 of the said by-law on / or before Friday, 10 December 2021, quoting the application erf numbers, your property description, physical address and full contact details (e-mail and telephone number) of the person or body submitting the objection / comment, without which the Municipality / applicant cannot correspond with said person / body.

Enquiries or requests, for more information on the application may be directed to the Town Planning Department on Telephone 044 801 9477 or e-mailed to the responsible Administrative Officer (Marina Welman, mhwelman@george.gov.za) or the applicant (details below).  The application will also be available on the municipal website (https://www.george.gov.za/george-documents/land-use-applications/land-use-submissions/) for 30 days.  Any comments / objection received after the abovementioned closing date may be disregarded.

Nature of application:

  • Removal of Restrictive Condition paragraph B(6) and (7) in terms of Section 15(2)(f) of the George Municipality: Land Use Planning By-law (2015);
  • Consent use for a second dwelling unit in terms of Section 15(2)(o) of the George Municipality: Land Use Planning By-law (2015);
  • Departure in terms of Section 15(2)(b) of the George Municipality: Land Use Planning By-law (2015) for the following:
  • Relaxation of the eastern street boundary building line from 4.0m to 3.281m for the new dwellilng house;
  • Relaxation of the northern side boundary building line from 2.0m to 1.848, 1.610 & 1.500m for the new dwelling house;
  • Relaxation of the western side boundary building line from 2.0m to 0.829m for the new dwelling house;
  • Relaxation of the southern side boundary building line from 2.0m to 0.710m & 0.500m for the new dwelling house;
  • Increase in wall plate height from 6.5m to 9.880m (east elevation), 9.700m (west elevation) and 8.350m (north elevation);
  • Increase in ridge height from 8.5m to 9.9960m (north elevation), 11.640m (south elevation) and 9.640m (west elevation);
  • Increase in floor space of the second dwelling unit from 150m² to 175m².

VOORGESTELDE OPHEFFING VAN BEPERKINGS, VERGUNNINGSGEBRUIK & AFWYKINGS: ERF 1451, GOUSBLOMSINGEL, KLEINKRANTZ, WILDERNESS, GEORGE MUNISIPALITEIT & AFDELING

 Kragtens Artikel 45 van die George Munisipaliteit se Verordening op Munisipale Grondgebruiksbeplanning (2015) word hiermee kennis gegee dat die onderstaande aansoek ontvang is op Erf 1451 Wilderness deur die George Munisipaliteit, Direktoraat: Beplanning & Ontwikkeling.

Enige kommentare en / of besware insluitend volledige redes daarvoor en ‘n verduideliking van hoe die persoon se belange geraak word deur die aansoek, moet skriftelik ingedien word per e-pos by die relevante Administratiewe Beampte (Marina Welman, mhwelman@george.gov.za), of as geen e-pos fasiliteit beskikbaar is nie, per SMS na die selfoonnommer van die genoemde amptenaar (slegs op versoek beskikbaar) en / of by die applikant, in terme van Artikel 50 van genoemde Verordening op of voor Vrydag, 10 Desember 2021, met verwysing na die eiendomsbeskrywing van die aansoek, eiendomsbeskrywing en fisiese adres en volledige kontakbesonderhede (e-pos adres en telefoonnommer) van die persoon of liggaam wat die beswaar / kommentaar indien, waarsonder die Munisipaliteit nie kan korrespondeer met die persoon / liggaam wat die beswaar en / of  kommentaar ingedien het nie.

Navrae of verdere inligting ten opsigte van die aansoek kan gerig word aan die Stadsbeplanningsdepartement by Telefoon 044 801 9477 of deur ‘n e-pos te rig aan die verantwoordelike Administratiewe Beampte (Marina Welman, mhwelman@george.gov.za) of deur die applikant te kontak (kontakbesonderhede onderaan).  Die aansoek sal ook beskikbaar wees op die munisipale webtuiste (https://www.george.gov.za/george-documents/land-use-applications/land-use-submissions/) vir 30 dae.  Enige kommentare / besware wat na die voorgemelde sluitingsdatum ontvang word, mag moontlik nie in ag geneem word nie.

  • Opheffing van beperkende voorwaardes paragraaf B(6) en (7) in terme van Artikel 15(2)(f) van genoemde Verordening;
  • ergunningsgebruik vir ‘n tweede wooneenheid in terme van Artikel 15(2)(o) van genoemde Verordening;
  • Afwyking in terme van Artikel 15(2)(b) van genoemde Verordening vir die volgende:
  • Verslapping van die oostelike straatgrensboulyn van 4.0m na 3.281m vir die nuwe woonhuis;
  • Verslapping van die noordelike kantgrensboulyn van 2.0m to 1.848, 1.610 & 1.500m vir die nuwe woonhuis;
  • Verslapping van die westelike kantgrensboulyn van 2.0m na 0.829m vir die nuwe woonhuis;
  • Verslapping van die suidelike kantgrensboulyn van 2.0m na 0.710m & 0.500m vir die nuwe woonhuis;
  • Verhoging van die muurplaathoogte van 6.5m na 9.880m (oosaansig), 9.700m (wesaansig) en 8.350m (noordaansig);
  • Verhoging vand ie nokhoogte van 8.5m na 9.9960m (noordaansig), 11.640m (suidaansig) en 9.640m (wesaansig);
  • Toename in floorarea van die tweede wooneenheid van 150m² tot 175m².
